Country House Painting in Lewis Center, OH

Freshly painted country house exterior with white trim on a rural Lewis Center, Ohio property

Country house painting in Lewis Center, OH asks more of a crew than a tract home repaint does. Bigger elevations, mixed substrates, and wood trim that has been weathering under mature trees for decades all change the prep plan. Here is how we scope the work, what it costs in 2026, and what belongs on the written estimate before you sign anything.

What Country House Painting Includes Here

Most homeowners book one visit and we handle the whole envelope. Exterior work is sold as a single scope: wash, prep, prime, coat. We do not split those out so a number can look smaller on paper.

A typical country property scope covers:

  • Siding, soffit, fascia and freeze boards
  • Porch columns, rails, ceilings and beadboard
  • Window and door trim, plus shutters
  • Detached garages, barns and outbuildings
  • Decks, fences and pergolas
  • Stucco or EIFS elevations where present

Exterior Painting and Prep

Prep is the job. Everything else is application.

Our crews wash, scrape back to a sound edge, sand feathered transitions, spot prime bare wood, cut out failed caulk, and re-caulk the joints that actually move. Purdue Extension's guidance on paint failure problems is blunt about the reason: moisture is the most common cause of premature failure on wood, and it attacks ends and edges of boards first.

That is why we spend disproportionate time on butt joints, bottom trim edges and anywhere roof runoff lands. See the full residential exterior painting scope for detail, or read our breakdown of the real benefits of exterior painting in Lewis Center.

Interior Painting

Interior work starts with a color consultation, then walls, ceilings, trim and doors.

On an occupied home, prep means masking outlets and fixtures, covering floors and furniture, and cleaning up at the end of every day instead of the end of the job. Kitchens are often a separate conversation, since cabinet painting needs degreasing, deglossing and a bonding primer that wall paint does not require.

More on how we run occupied rooms is on our residential interior painting page.

Deck and Fence Staining

Decks, fences, porch rails and pergolas are everywhere on larger lots out here.

Stain penetrates and lets grain show. Paint forms a film and hides it. Stain usually needs refreshing sooner, paint lasts longer but fails more visibly when it goes.

Power Washing

Power washing is surface prep, not an add-on line item.

It removes mildew, chalk, dirt and loose paint so the new coat bonds to something stable. Shaded north elevations and tree-heavy lots collect the most growth, so mildew treatment takes longer there. Pressure gets dialed to the substrate, and older wood siding gets a soft wash instead.

Stucco and EIFS

Plenty of 1990s and 2000s Delaware County builds use traditional stucco or synthetic EIFS. Both need a vapor-permeable coating. Seal them with the wrong product and trapped moisture pushes the finish off the wall.

Repair comes first. Cracks filled, delaminated areas cut out and patched, sealant joints at windows reworked, then coating.

The Detail Most Bids Leave Out: Dew Point

Here is the field rule that separates a repaint lasting ten years from one failing in two.

Manufacturer data sheets for premium exterior acrylics allow application down to 35 degrees F, and Sherwin-Williams notes that most of its exterior coatings can be applied as low as 35 degrees. What the same data sheets add is the part few local bids mention: the surface must also sit at least 5 degrees above the dew point, and must not drop below 35 degrees within 48 hours.

In Central Ohio that matters in April, October and November. A 48 degree afternoon with a 45 degree dew point is a hard no on the north side, even though the thermometer says go. We check surface temperature and dew point spread before the sprayer comes off the truck, and we will reschedule a day rather than bank a coat that will not cure.

2026 Cost Ranges in Lewis Center

In our 2026 estimates across Delaware County, most full exteriors land between $3,500 and $9,000, or roughly $2.00 to $5.00 per paintable square foot. Vinyl sits at the low end. Wood, stucco and multi-story elevations sit higher. These are planning ranges only and every number changes after a site visit.

Why Two Bids on the Same House Differ by $3,800

Take a 2,400 square foot two-story with wood trim. Both bidders see the same house. The scopes are not the same house at all.

Same address. Different lifespan. When rot shows up, it moves to our wood replacement crew before any coating goes on, because paint does not hold on soft wood.

What Happens on Estimate Day

  1. We measure paintable square footage on site, not from satellite imagery.
  2. We inspect each substrate and probe suspect trim, sills and column bases for rot.
  3. We note access challenges: grade, landscaping, roof lines, outbuildings.
  4. We confirm color count, sheen and any accent work.
  5. You get a written line-item scope stating prep depth, coats and product.

Get a free estimate and ask for that line-item version. If a competitor will not put prep depth and coat count in writing, you already know what you are comparing.

Why Homeowners Here Hire Us

We run our own crews. No subcontractors and no rotating faces, with one foreman as your point of contact from walkthrough to final punch list.

We spec Sherwin-Williams and Benjamin Moore exterior lines, back workmanship with a written multi-year warranty, and hand you the foreman's direct number on day one.

The company is licensed and insured and holds EPA Lead-Safe certified firm status. Under the EPA's Renovation, Repair and Painting Rule, any firm paid to disturb painted surfaces in a pre-1978 home must be certified, which covers a good share of older farmhouses in the township. Ask for copies of the certificate and the insurance binder. We send both before contract.

Recent work is on our project gallery, and the full service list lives under painting services.

FAQ

How often should I repaint the exterior of my home?

Plan on roughly 4 to 7 years for wood siding, 6 to 10 years for stucco, and 10 to 15 years for fiber cement or painted brick in Ohio's climate. South and west elevations take the most UV and fade first, so targeted spot work often buys time before a full repaint.

How much does it cost to paint a house exterior in Ohio?

Most Central Ohio exteriors run $3,500 to $9,000, or about $2.00 to $5.00 per paintable square foot in our 2026 estimates. Projects land at the top of the range with multiple stories, heavy scraping, rot repair, wood or stucco substrate, or several accent colors.

How much of the price is labor?

Labor is the large majority of an exterior repaint. Paint is the smaller line item. Washing, scraping, sanding, caulking and priming eat most of the schedule, which is exactly why thin bids skip them.

What is the best time of year to paint an exterior in Central Ohio?

Late May through early October is the reliable window. April and November are workable when surface temperature stays above 35 degrees, stays at least 5 degrees above the dew point, and is not forecast to drop below 35 within 48 hours.

Do you power wash before painting, and is it extra?

Yes, and no. Washing is included in every exterior scope because adhesion depends on it. We do not sell it as a separate upgrade.

One coat or two?

Two finish coats on exteriors unless we are doing a color-matched touch-up on a sound film. One coat over a faded or chalky surface is the single most common shortcut in low bids.

Do I need to move my furniture before interior painting starts?

Remove fragile, valuable and personal items yourself. Our crew moves and covers oversized furniture, protects floors with drop cloths and runners, and masks trim and fixtures. Each day ends with tools packed and walkways clear.

Can you paint a deck instead of staining it?

Yes, on sound wood with proper prep. Paint lasts longer but peels visibly when it fails, and stripping it later is expensive. On horizontal walking surfaces we usually recommend a penetrating stain.

How long does a country house exterior take?

Most take 4 to 9 working days depending on square footage, prep depth and outbuildings. Weather holds for rain or dew point add days, and we tell you that up front rather than rushing a coat.
